How we work
Our Build to Rent interior design services are formulated for both Amenity & Apartment design and cover the following areas:
Project assessment stage works in parallel with our development consultancy services focusing on maximising the interior potential of the building through analysis of existing architecture and layout studies. We utilise strategic insights to help you design a BTR scheme that fits well within the local community and addresses the requirements of its future residents. For clients who are working on forward-funded schemes we provide an in-depth analysis of the best way to utilise your interior spaces to help make the best decision early on.
Building on our research and vision from the project assessment stage we devise a holistic concept that forms the backbone of our design work, unique to each development. For apartments this might mean a variety of design & colour schematics that can be implemented throughout the development. Our approach to amenity space design utilises our hospitality experience on working with top restaurant & hospitality destinations around the world.
The detailing stage takes the concept ideas and develops those into a fully detailed drawing and specification package. We work closely with the development team to make sure the design achieves the required aesthetic and stays on budget.
Furniture is a key part of our design proposals and we have a dedicated team that oversees everything from specification, material selection and professional installation. We work with a large network of manufacturers across the globe that can produce everything from a single sofa to full BTR apartment furniture packs. Our specifications also include decorative lighting, planting and styling accessories.
Our monitoring service covers our continuous involvement through construction stage to pick up any changes or queries on site.
Once the project installation is complete our styling team is on hand to deliver the finishing touches and dress the space ready for opening!
Majority of BTR projects in the UK are currently within their first 10-year lifecycle, i.e. have been open and operational for under 10, in most cases 5 years. Whilst after the opening most of the focus shifts towards operation rather than design it is important to factor in lifecycle and durability of your existing interior finishes & furniture. Depending on your development scale, refresh can be costly and therefore it is important to understand early on how & when the products that have been specified in the build originally will need to be replaced. Our Refresh services are based on a thorough assessment of your development & it’s interior condition and cover both new finishes specification & furniture. Our finishes specifications are tailored to your development to make sure the new products not only enhance the visual appearance & work within your existing design but also prolong the lifespan of your asset. Our furniture pack service works hand in hand with our Second life furniture upcycling initiative, which lets you dispose of unwanted furniture in a responsible, environmentally-friendly ways.
